SSCRA…What It Means To Our Veterans And Our Military Members.

SSCRA or the Soldier and Sailor Civil Relief Act were signed by President Bush on December 2003. The main point for this act was to set new legislation to simplify or ease both legal and economic burdens to military personnel whether active or retired.

What is the SSCRA

SSCRA addresses the inability of military men to meet financial obligations when they are in active duty. Financial obligations to include rentals, leases, mortgages, credit card payments and other similar transactions. The SSCRA also stretches to cover the dependents of the military men in question under the same guidelines.

SSCRA covers those under active duty, to include out on basic training exercises or assigned in the field. Most veterans fail to pay their financial obligations since they are unable to do so during the line of duty. The SSCRA aims to provide legislation to these individuals so that they are given consideration regarding deadlines and payment due dates.

One area covered by SSCRA for military personnel/dependents includes leasing/renting of a property for residential purpose (not to exceed more than $1,200 a month.) Also the conditions must be met and the transaction must be first be made before the service man is enlisted into active duty.

Once on active duty, it's becomes almost impossible for them to settle this obligation. The next course of action is for the service man to send a request of being under the protection of the SSCRA to the court when he or she receives an eviction notice. If the judge finds sufficient grounds which merits the protection from SSCRA then the court may postpone the eviction until the term of duty of the personnel expires.

Advantage of SSCRA for veterans on active duty

Often military personnel on active duty will not have the ability to fulfill their financial obligations to various institutions like credit cards, banks, insurance or mortgage lenders. The SSCRA aims to provide a form of security to these men on duty on active duty.

SSCRA will provide enough "elbow room" for military personnel to be given extended deadlines for payments, foreclosures and mortgage transactions when they are in the line of duty. Though not all veterans are given the privilege of being under the protection of the SSCRA; some criteria and requirements must be met for both the transaction and the personnel before they are granted protection.

Interest Rates and SSCRA

Members on active duty who are unable to pay mortgages and who are facing foreclosure may then invoke the protection of the SSCRA to avoid such problems. Qualified debts are those incurred prior to service men coming into the line of duty. Also, the request will only be valid if the personnel are in the line of duty when the request was made which limited them from settling the said obligation.

If qualified, the service member needs to send a letter to the lender/bank requesting that their interest rate be capped to 6% according to the provision stated in SSCRA. Also, they may should send a photocopy of the military order to the lender as proof that they are on military duty as stated in their letter of request.

Foreclosures and the SSCRA

The SSCRA can also help cover the military member under the obligation of a mortgage, trust deed or security of property for any financial obligation. The SSCRA simply states that the personnel are valid for protection under the SSCRA if the obligation and the property were done prior to their military service.

The provision states that prohibition of foreclosure or sale of mortgage property without the presence of the borrower, the military personnel in this case, whether in a judicial or a non-judicial foreclosure. It is also stated in the SSCRA that maturity dates and deadlines will be given an extension when the military personnel is in active duty until they are released from their given designation.

Even if the maturity date or the date of foreclosure is extended due to the military personnel's inability to pay, the court will try to achieve a compromise agreement from both parties requiring the mortgage lender to pay at least half of the amount due while the mortgage holder extends the deadline or put a stay on the foreclosure or sale of the property.

The control of model trains has always been electronic in nature. The ability to manipulate more than one train through a single block of track has always been a challenge.

In the 1940s' Lionel introduced a truly unique two channel system that had the ability to change frequencies by oscillating electrons and transmitting signals through relays leading to the rails.

Operation of your model could be attained through the use of a toggle switch which allowed for choosing locomotive you wish to command, and a transmitter to send signals to the locomotives riding the rails. Lionel's one flaw was its cumbersome quality which made it difficult to manage.

Lionel's lack of electronic savvy held the hall of fame company back in the development of command control. GE hit a home run when they stepped up to the plate and belted out a winning 5 channel system, capable of controlling more the one train on a single block!

This new system called ASTRAC (Automatic Simultaneous Train Control) by GE used silicon rectifiers to incorporate a receiver in each cab. Signals travel from transmitter to the tracks where your receiver picks up the intel and executes its commands.

Systems such as Dynotrols Carrier Control and the CTC-16 which was a must have in the seventies. These early Carrier Control Systems had a common flaw which would lead to their demise. The systems of the sixties and seventies where not compatible. You stood a good chance of shorting out your system when interchanging transmitters and receivers.

In order to keep order in the industry a proclamation was handed down by Lenz, which is one of Europe's leading DCC innovators and manufacturers. This decree lays the ground work for uniformity in the DCC community, thanks to Lenz and Marklin Digital, DCC manufacturers of toady must match the compatibility of decoders in engines with power stations attached to tracks. In other words whether or not you have a Digitrax or a Lenz decoder, your commands are still understood by the power station, no matter what brand it is!

As long as your decoders and power stations follow NMRA standards you're good to go! Be sure to check your decoder before operation to assure positive results.

How Can I Build Wooden Photo Frames For My Own Use?

Here are the steps to building a wooden photo frame. If you follow these next steps, you'll have a full wooden photo frame built and ready for use in no time.

(1)First of all, make sure you measure the mat. The size of your artwork isn't as important - if you cut your wood according to the size of the art, you're going to end up with an overly tiny frame. Believe it or not, this step is skipped fairly frequently, or just done wrong. Feel free to measure more than once. This is the time you want to find discrepancies in your measurements, rather than after you've already cut everything and have invested time and money into building a wooden picture frame.

(2)Purchase the correct quantity of lumber as per your measurements and begin the cutting process. Refer to that first step and the numbers you crunched. Be careful, because you're not going to get another shot at this, so make every piece just right. The idea is to cut the lumber into four pieces, a full length plus the width of the wood times two for each.

(3)Trim each piece until its edge becomes a forty five degree angle. When you've done this on all four pieces, put it all together on a table and assemble your wooden picture frame. If it doesn't look great in this stage, don't worry. There's still time to sand down any trouble spots. If it looks too big, go ahead and retrieve your saw and go at it.

(4) Sand it all down when you're through cutting. If you want your frame to be a work of art in itself, then you're going to have to put in some work with a belt sander. If you don't mind having a shaggy looking wooden rectangle, then by all means skimp on the sanding.

(5)Next up is the fun part: glue together the angled tips of the wood pieces and apply considerable pressure. It will take some time for the glue to finally start working its magic, but by applying some pressure to the clamps it should go a little faster for you.

(6)Drive some V nails into each of the sides, one facing in and one out. This will make sure your frame stays together even if your glue job fails. It won't be a permanent fix, but it'll keep the shape you wanted long enough to re-glue your project.

(7)Remove all the clamps and allow your wooden picture frame to dry. It should be able to sit at least until tomorrow morning, at which time your wooden picture frame should be dry. This is your last shot at perfecting your picture frame, so sand off any remaining edges that are scruffy now, then apply some stain if you'd like a different color than natural wood.

Buying wooden photo frames from the stores can be an expensive trip, but if you'll just put in some hard work, you can build one yourself that is just as attractive as what's in the store.
